Erst wenn der Mieter sich trotz R\u00e4umungstitel weigert das Objekt zu verlassen ist eine Zwangsr\u00e4umung zul\u00e4ssig. Vor der Zwangsr\u00e4umung muss der Vermieter dem Mieter angemessene Fristen zur Begleichung der offenen Schulden bzw. zur R\u00e4umung des Objektes setzen.
